  1. Some of the best properties to find is one where the owners live out of state and they are unable to keep up the property. Some times offering to become the property manager for them and keep the landscape up and clean and paint the house so it will be presentable for resale.
  2. Some out of state owners would like to sale the property but due to the neglect they are not sure anyone would actually want to buy it. Now that you found the property you can offer to give it some curb appeal and negotiate a selling price.
  3. Next find an investor who wants to purchase the property at a discount. Rehabbers and Flippers like to take ugly houses that are found in nice neighborhoods and resale them for a profit.
