6 Designer Tips for Buying a Condo from a Floor Plan
1. Size Matters
It can be very hard to tell scale when looking at a floor plan on a poster. For consistency reasons, all the posters are the same size, it is the scale of the plan that is changed. This causes a lot of confusion for the buyers. Many people picture the space multiple times larger than it is. The easiest way to avoid this very unpleasant surprise is to look at the doors. The standard size of a door is 3’ or just under a meter. By picturing the size of the door, it will put the size of the rest of the rooms in perspective.
2. Zapping Common Mistakes
Most floor plans on display are just that, display. Some very important information is missing. Before purchasing a condo, ask about where the electrical will be placed in the space. This includes outlets and lighting. If you are planning to convert a space into an office, make sure there are enough outlets for the computer and other electrical devices. Also consider lighting. As a standard, many condos come without overhead lighting in the master bedroom. If you would like that feature, it will most likely require an upgrade. It will be messy and costly to add this after the space has been built.
3. Asking for Directions
Since many floor plates are repeated floor to floor, they do not include the direction in which it would be facing. This is usually determined after the floor plan is chosen, during the purchasing process. When it comes to lighting, the direction in which the windows face has the potential to change the whole interior space. For example, east facing condo's get a lot of light in the morning, which you might enjoy if you are a morning person, whereas north facing units get diffused light throughout the day, which might be good if you work at home with a computer.
4. The Colour Wheel
Once you know how much natural daylight will be in the space, it becomes easier to choose colours that work for you. If you have diffuse light, choose lighter tones. If there is a lot of light in the apartment, you can opt for brighter or more saturated colours. To make spaces seem larger, paint one wall dark, and the others light. This creates an optical illusion of the space continuing. If you are more adventurous, instead of using paint, use a wallpaper to personalize the space. In Murano, we opted for a turquoise wallpaper which not only added colour, but a soft pattern as well.
5. Filling the Nest
The furniture is important in any space, big or small. It is the part of the home that you come in direct contact with. The ttrick to getting a luxurious look without breaking the bank is to mix in bargains with the splurges. A few IKEA pieces amongst other furniture can look expensive without having to spend a fortune.
6. The Finishing Touch
The smaller the space, the
more apparent the details become. Finishes such as tiles and countertops are
not places to be frugal. The smaller the square footage, the more impact these
finishes will have. On the flip side, because there is less area to cover, less
of these products will be needed. As the case in most condos, the countertop
takes up a large percentage of the space and can be seen from the living room.
In that case, going with a higher end finish such as quartz or granite will
significantly raise the overall look as well value of your condo.
